OKO Skyscrapers in Moscow-City Officially Launched

Today, on September 28, 2016, a media tour around the OKO skyscraper complex was held, marking the official launch of the OKO Multipurpose Complex in Moscow-City.

Among members of the media tour were Director of Elite Real Estate Department at Capital Group Oxana Diveyeva and General Manager of OKO Multipurpose Complex Denis Aristov, and reporters representing business and specialized mass media.

“Starting today, OKO is all ready to move in. All utilities in the building are fully operational – including 63 high-speed elevators with minimum waiting time, IP telephony and a three-level security system. The final touches in the apartments have been completed, offering a unique level of quality in Moscow-City,” said Denis Aristov in his welcome address.

The finishings in all the apartments at OKO makes them ready to move in and utilizes non-toxic natural materials – marble and wood, and the apartments are equipped with appliances from premium international manufacturers: all residences are installed with kitchens from the premium Italian band RIFRA and built-in Kupersboosh appliances.

All services are already available to apartment residents, including round-the-clock room and concierge service, ensuring a quality of living similar to that offered by international 5* hotels.

Infrastructure facilities that have been running in test mode until today are now operating officially: the premium fitness center Encore with a swimming pool, SPA and the biggest thermal area in Moscow, and Europe’s highest restaurant 354 located on the roof of OKO and named to reflect the highest point of the building.

Oxana Diveyeva says that the residential OKO tower accommodates 583 apartments with areas ranging from 60 to 300 sq m. As of today, 40% of apartments have been sold. Prices start from 7,500 USD per sq m, and the final price of any apartment depends on its height and views.

In order to address one of the most pressing infrastructural challenges in Moscow-City – shortage of parking spaces in residential towers and business centers – OKO has been designed to include two parking garages: Europe’s largest 16-level parking garage with 3,400 parking spaces and a total area of 157,490 sq m, to be fully operational in 2017, and a two-level parking garage with 179 parking spaces and a total area of 6,260 sq m. The two garages will be linked by a driveway and two underground corridors, one leading to the business center, and the other leading to the apartment lobbies.

“The 16-level parking will not only provide all OKO residents and visitors with parking spaces, it will also be a solution for residents of those towers that have a shortage of parking spaces,” said Oxana Diveyeva.

Background information

The OKO skyscraper complex has been designed by the US based SOM (Skidmore, Owings and Merrill) – an international leader in high-rise construction with 70 years of experience that has built 183 skyscrapers in 27 countries.

Design and construction of OKO relied on the Skyscraper 2.0 concept – construction of an entirely new skyscraper in Moscow-City. The new design was based on thorough analysis of the architectural, technological and infrastructural shortcomings of earlier towers built in Moscow-City, and employed a comprehensive solution that integrated state-of-the-art architectural, technological and engineering solutions, and an international 5* hotel quality of finish and infrastructure engineering.

The OKO Multipurpose Complex has a total area of 250,000 sq m and includes two towers – a 85-storey residential apartment tower and a 49-storey office tower, linked by a 6-storey Crystal building at the foot that accommodates public areas and infrastructure facilities (122,000 sq m for apartments, 115,000 sq m for the business center, 10,500 sq m for Crystal with its public and infrastructural areas).

A total of 637 million USD has been invested in the construction of the OKO project.

The residential and office towers at OKO are completely separated. The 85-storey residential, apartment-only tower is 354 m tall, which makes it the highest residential building in Russia and in Europe. The navigation system is designed to fully segregate the people flows of the residential and office towers, thus ensuring privacy of apartment residents, which is one of the most important aspects of comfortable living for apartment owners in Moscow-City.

The lobbies, ground floors and elevator halls at OKO have been designed by the celebrated designer and architect, founder of the avant garde movement of Bolidism Massimo Iosa Ghini.

The residential OKO tower is internationally recognized as the best Russian development project in 2016 and received an award at the high profile international FIABCI Prix d’Excellence, along with Disneyland Paris, the world-famous twin Petronas Towers in Kuala Lumpur, Malaysia, and the Guggenheim Museum in Bilbao, Spain.

The construction of the OKO Multipurpose Complex followed the strictest standards in the world and made use of the most advanced engineering solutions – a dual air purification and steam humidification system, centralized climate control, and UV-protected panoramic glazing.

Special attention was paid to the fire safety system during the construction of OKO. The building’s façade is made entirely of non-flammable elements. The building is equipped with about 6,000 smart multisensor smoke detectors from SIEMENS, certified EN54. The detectors immediately locate the source of smoke, triggering the automatic fire suppression system: the source of fire is sprinkled with water, and air is pumped into elevator shafts and staircases to prevent the spread of smoke, while powerful fans draw the smoke away through special fire air shafts. The automatic fire suppression system makes it possible to extinguish fire in a couple of minutes without any human involvement.

In case of any emergencies, the evacuation system from Bosch Security Systems, certified EN54-16, ISO 7240-16 and EVAC, provides an evacuation signal through 2,400 loudspeakers.
